The Austin-Round Rock area is part of the I-35 corridor; the busiest inter-metro interstate in Texas. The corridor serves a booming region with an aggregate population of 3.5 million people. Poor highway infrastructure has afflicted the Austin area for decades; but several improvements are in progress and many more are planned. Much of the freeway has been upgraded to a six lane facility in recent years. Further relief is on the way in the form of toll roads, a commuter rail, and a new "rapid bus" service. Significant new commercial real estate development is already occurring along portions of the new toll routes, especially those in northern Travis and southern Williamson counties, and the new commuter rail system scheduled for completion in 2008 will extend from downtown Austin to Leander.
As a result, the residential market in the I-35 corridor is taking off. Along with Austin, communities such as Denton, Corinth, and Lake Dallas, are experiencing rapid residential growth.
According to Dr. S. Murdock, a research fellow with the Real Estate Center at Texas A&M University, population growth between now and 2040 will have a dramatic influence on the Austin real estate market. “Any way you look it,” says Dr. Murdock, “population projections suggest that millions of new households will need new homes. Thus, the housing market appears to have substantial demand ahead.” |
