Green Living Makes for Red Hot InvestmentsPosted by Monte Davis on Thursday, May 3rd, 2012 at 1:55pm.
One of the aspects of Austin living that I am most proud of is the community's focus on green living. The Mueller project is the perfect example. Originally conceived of in 1984 as an attempt to increase the sustainability of urban living, it has taken almost thirty years for the dream to come to fruition. Now green living is red hot and the East Side of 35 is a target for smart investors. A mixed living development that boasts 1 tree for every 4 parking spots, encourages walking - not driving, built to increase water and energy efficiency and revels in the preservation of green spaces - only a stones throw from downtown? What's not to love?
A rising tide lifts all boats and the influx of technology, business and residents in the Mueller area has served to increase the value of the surrounding area. Add to the progressive ecological vibe a few corporate heavyweights such as Dell, H-E-B and Marriott and the Mueller Development threatens to turn the East Side into an investing tidal wave.
What does this mean to you and I as investors? Well, if you don't already own property in the area, you're going to want to. If you do, hold on to your investment and consider buying more.
New patient's wing at the Dell Children's Medical Center
The wing will provide an additional 72 beds for patients and increase the capacity for critical medical care such as cardiology and neurosciences.
Marriott Residence Inn
Projected to be the first LEED-gold-certified hotel in Texas the Residence Inn will feature 112 rooms, suites and studios, as well as 3,000 square feet of ground floor retail space.
Mueller Market District
110,000 square feet of retail and restaurant space, anchored by a 75,000-square-foor H-E-B. Planned to be the company's most sustainable store to date, it will serve as a testing ground for future water and energy reduction strategies and recycling programs.
All this sustainability is not worth anything if people do not want to live in the area. Mueller has that covered, as well. From families with one or two children to extended families all under one roof, singles or couples, condos, cottages, a yard in the back or a shop below, Mueller has a little bit of everything. Some of the highlights that are now selling are:
One of the most innovative designs in the community, the Mueller Houses appear to be custom built homes on the outside, while boasting 4-6 separate condominiums in the interior. Floor plans range from 1,300 to 2,400 square feet and feature expansive front yards that are professionally maintained. Keeping with the sustainability aspect, all homes achieve a 3-star rating from Austin Energy.
With one-of-a-kind floor plans on some of the largest lots in Mueller, these estate-sized homes offer not only sustainability (5-star ratings, LEED certification, ENERGY STAR Qualification) but also host amazing views to Mueller's beautiful lake park.
These units offer balconies or patios in all units and are located across the street from the greenway trails. Coupled with the outdoor escape is an indoor luxury, complete with granite countertops, stainless steel appliances and either wood or stained concrete floors. Minutes from downtown or minutes from nature, these condos offer the best of both worlds.
Transformed from the remains of an abandoned airport into a thriving sustainable community, Mueller offers a little bit of everything for everyone. For the city of Austin, for local businesses, and for residents looking for an amazing place to live, Mueller Development is an investment in our future.
