Experience

Hancock is a small, comfortable, safe, residential neighborhood conveniently located just west of I-35 and north of the University of Texas and downtown. Despite being close to the center of the city, the neighborhood is quiet with many single-family homes on streets lined with mature shade trees. Hancock is one of the more desirable places in town to live, particularly for those who work in or near downtown or the university campus, or those who simply want to be close to downtown. Hancock possesses a rich history - many of its homes date back to the 1920s, when Hancock was one of the first fashionable suburbs of Austin.

Hancock residents appreciate having St. David’s Medical Center, Hancock Public Golf Course, Eastwoods Neighborhood Park and Wading Pool, and Hancock Shopping Center all within the neighborhood. Because the UT Austin campus just blocks away, the area has a “college feel." A 24-hour HEB grocery store is also close by where locals can make late night trips for ice cream without changing out of their slippers. The streets are bike-friendly with an abundance of green space. Shopping, restaurants, museums, and fitness centers are readily available in the neighborhood, and public transportation is easily accessible. The park nearby has tennis and basketball courts, and a swimming pool. Nature lovers enjoy hiking trails, many restaurants, and shops. Hancock also happens to be near trendy eateries. Just on the other side of I-35 is The Salty Sow, Eastside Café, and Vivo to name a few. Of course 6th street - just blocks away - provides many live music and late night entertainment options. Hancock's charm and fantastic location are why homeowners have been drawn to this neighborhood for nearly a century.
