Gann Ranch is one of the largest neighborhoods in Cedar Park and is located in the northwestern side of town. Development of this community began in the mid-1990s and it continues to present day. Gann Ranch offers a range of home sizes, and the community is loaded with amenities.
For those looking to relocate to Gann Ranch, they will find 1- and 2-story homes with stone, brick, and stucco exteriors with siding. In Gann Ranch, the houses generally have three to five bedrooms, two to four bathrooms and two- to four-car garages. The houses built in the 1990s tend to be smaller, with square footage in the 1000s, compared to houses built around the year 2000 or later, most of which have square footage in the 2,000’-3,000’ range. Gann Ranch properties have been hot lately, as many are looking for the perfect quiet family-friendly neighborhood. Some of the features buyers can expect to find in Gann Ranch houses include granite countertops, stainless steel appliances, arched doorways, large walk-in closets and pantries, and large arched windows. Many homes have upgrades like hardwood or tile flooring, vaulted ceilings, architectural accents, built-ins, French doors, and pools with hot tubs. Some of the homes in the Gann Ranch community back up to greenbelts or parkland, making those especially desirable.
One of Cedar Park’s favorite public parks, Veterans Memorial Park, sits along the western and southern edges of the neighborhood. Gann Ranch is the only community with pedestrian access to this breathtaking park which covers 47.5 acres, and is named for its massive centerpiece, the Cedar Park Veterans Memorial. It was constructed to honor all veterans, past, present and future. The memorial structure features a 22-foot-tall black granite obelisk on a 12-foot-wide granite base of six-foot-tall panels. Each one of the panels honors a branch of the United States Military: Army, Navy, Air Force, Marines, Merchant Marines, and Coast Guard. There are customized brick pavers and bronze leaves, engraved with local soldiers’ names and dates of service, making a path leading up to the monument. In addition, a seven-foot-tall bronze soldier statue stands guard, honoring U.S. Army Specialist First Class Matthew Morris of Cedar Park, who was killed on April 6, 2008, in Iraq while serving in Operation Iraqi Freedom.
The recreational space of Veteran’s Memorial Park includes a plethora of activities, and it is especially renowned for its 8,500 square foot outdoor family aquatic facility. The center includes a large zero-depth beach area and water playscape with a sizable dump bucket for the little ones. A mid-depth swimming area for older children includes a water basketball play area. There are lanes for lap swimmers and a large diving platform and drop slide. A number of pavilions and an amphitheater are available for residents to rent for group outings. The park also has a number of picnic areas, nature trails, basketball courts, tennis courts, and practice fields. Veterans Memorial Park has plenty of fun for four-legged friends, too, with a five-acre dog park that includes a pond, showers, dog water fountains, and even a separate park for smaller dogs. All the dogs agree that this is a major draw to living in this neighborhood. Golfers enjoy the fact that a fantastic public course, the Crystal Falls Golf Club is only about a mile away. This challenging 18-hole course is situated on beautiful rolling hills with abundant wildlife and lush landscaping, including water hazards on 12 of the 18 holes. Also close by, within about a ten-minute drive, residents will find many options for shopping, dining and entertainment at the 1890 Ranch Shopping Center, which offers over 80 retail stores, restaurants, and a movie theater.
