Property Rental Process for Tenants

TENANT PORTAL
Upon acceptance of your application, you will receive an Email to activate your Tenant Portal. This is where you will make payments as well as submit Work Orders for maintenance requests.

MAINTENANCE REQUESTS
We require all residents to submit repair requests in writing with the fastest and best method being through the Tenant Portal. Attach photos if you can. All staff members receive notification of repair requests. Alternatively, you may call the office during normal business hours. One of our staff members may call you to troubleshoot. Otherwise an experienced vendor will contact you directly to schedule an appointment. For emergencies, call 9-1-1.

RENTAL DOCUMENTS
We use a standard TAR Residential Lease and several addenda which can include:

You will receive a Tenant Handbook at move-in containing a fully executed copy of your Lease and addenda, along with other helpful documents.

 

PURCHASE PROGRAM
As a licensed real estate broker in the state of Texas, Monte Davis Property Management can help you find the right property for you! We are happy to work with you on homes and investment properties. If you are currently leasing a home managed by Monte Davis Property Management, MDPM will provide you a credit of up to $2,500 towards the closing costs on the purchase of your home. SALES PRICE & MDPM CLOSING COSTS

  • 0 - $150,000 = $500
  • $150,001 - $200,000 = $750
  • $200,001 - $250,000 = $1,000
  • $250,001 - $300,000 = $1,250
  • $300,001 - $350,000 = $1,500
  • $350,001 - $400,000 = $1,750
  • $400,001 - $450,000 = $2,000
  • $450,001 - $500,000 = $2,500
