Austinites have very strong opinions on what is the best neighborhood to live in, but it is hard to beat Zilker as it epitomizes what makes Austin so loved and so livable. The Zilker neighborhood is an eclectic community situated two miles southwest of downtown Austin next to Zilker Park. In addition to the modern Austin vibe, the neighborhood has a rich history that dates as far back as 1875, which has given birth to a mix of historic homes, large estates and petite houses. Many of the original homes were built in the 1920s, but today you can see a wide variety of styles, including bungalows, cottages, ranch homes, upscale contemporary homes, and condominiums. Proximity to the park and the preservation of heritage trees provide a lush setting, with pecan and live oak trees shielding homes from the summer sun.

Although it does not garner as much attention as some of its south Austin neighbors, Zilker is one of the most desirable areas for many locals to settle down. There are abundant green spaces and parks just to the west, shopping and dining are within walking distance, and downtown is just to the north. Zilker residents enjoy easy access to the 350-acre “Jewel of Austin”, Zilker Park. This park is home to the refreshing, spring-fed Barton Springs pool as well as Austin City Limits music festival, Blues on the Green summer concert series, and the holiday Trail of Lights. Bordering the park is the Butler Trail at Lady Bird Lake, a 10-mile hike-and-bike trail providing outdoor recreation and pedestrian access to downtown. Zilker caters to the young and the young at heart. It also caters to the most laid-back lifestyles. Residents enjoy the extensive botanical gardens, sculpture gardens and sunset views of the Congress Avenue Bridge. Be sure to put seeing the bats exiting at dusk on your to do list!

 Parkside living, downtown views, and pedestrian access to recreation and entertainment make Zilker neighborhood an excellent Austin location. After a day of swimming at Barton Springs Pool or kayaking on the lake, walk to one of the many nearby restaurants for a taste of something unique. Follow that up with a movie at the Alamo Drafthouse, or live music at one of the nearby neighborhood bars or restaurants such as Shady Grove. Along the eastern border of the Zilker neighborhood is South Lamar Boulevard, a medley of high-end dining and boutique stores alongside lively bars, and some of Austin's finest consignment shops. It is here that you will find award-winning sushi at Uchi, relaxed wine bars, funky coffee shops, art galleries and an array of food trucks. South Lamar Blvd. and Barton Springs Road offer residents something to suit every budget and taste. Enjoy the special events at Zilker Park and many of Austin’s notable venues without ever getting in your car. It’s easy to see that Zilker is definitely one of Austin's hippest communities – did we mention the Rolling Stones played a show in Zilker Park in 2006? 

Being only 2 miles from the heart of downtown, residents enjoy shorter commutes to many of Austin’s major employers, along with downtown shopping, dining, and nightlife. Nearby MoPac Expressway/TX-1 Loop offers a corridor through central Austin to other major roadways. Many residents who work downtown or nearby enjoy walking and biking to work. Public transportation is also very accessible.

Zilker homes are part of the Austin ISD. Students attend Zilker Elementary School (K-5), O. Henry Middle School (6-8), and Stephen F. Austin High School (9-12). Some of the nearby private schools include The Khabele School (PK-12) and Saint Ignatius Martyr School (PK-8).
